    1. The main entrance door was difficult to open. The locks need to be upgraded.
    2. The entrance is in a very dilapidated part of Tivoli. Not a very inviting neighboorhood.
    3. While the main entrance is at ground level, the two lower rooms are primarily underground and VERY MUSTY.
    4. The plants on the so-called "terrace" were not well arranged and there were too many--nothing like the picture on the internet. Also, trying to eat breakfast with two cats hovering around was not very appetizing. Seems to me that the cats should be out of view to guests and not allowed in areas where food is served.
    5. The staff did not tell us about the remote that control the heat so, as a result, we practically "froze" during the night's stay.

    Il parcheggio non è in prossimità ed è a pagamento (1€ ogni 6 ore); la colazione servita in camera non era puntuale.

    The owner was very helpful, she even phoned us in Canada before our arrival to give us more details about the location and information about getting there from Rome. The breakfast was generous and fresh. The decor is very pleasant and can not be judged from the apperance of the outside of the building. The bed was comfortable. The bedroom is spacious and the livingroom/diningroom was a bonus. The only criticism; a moldy shower curtain and a ricketty outer door. The location is great because it is in the historical section of Tivoli and within walking distance to Villa d'Este and Villa Gregoriana. A bus (C.A.T. #4)and a short walk brings us to Villa Hadriana.
    The marble floor in the bathroom floor is quite cold in the morning and the shower drips some water on the steps, which can make them slippery and dangerous for older travelers.

    Wonderfully cool ancient house - a real contrast with the 35ºC furnace outside! The "bathroom" is unique! Lovely owner who gave us valuable information on where to dine all within rairly easy walking distance.
    Not a lot but maybe finding it was a bit more difficult than we thought it would be.

    when i made inqueries certain requirements were needed due to my husbands health; the b&b was very awkwardly located for his cardic condition. this made the stay a little difficult ... otherwise all was good.

    the owners were very nice ,very helpful and spoke excellent english.the rooms were big.
    the bedrooms very gloomy and dark,with poor quality bed linen and towels.the bedrooms need brightning up with new bed linen,towels etc.
    the breakfast could be improved.

    The accomodations were very good, as advertised, however, the breakfast was the best we had in a month in italy. The service was unobtrusive, but expert... HIGHLY RECCOMENDED
    Still can't figure out why they advertise great foam mattresses constantly on Italian TV, but NONE of the hotels or Bed and Breakfasts we stayed in had anything but almost plank like mattresses. I guess we are spoiled in the USA.

    PS We go camping with a 10 cm foam pad, and do ok....

    Nice room, with impressive bathroom, good location
    We stayed 2 nights, the bed was not made, the towels not changed. Very basic breakfast. For the price we expected more.

    The location, the hostess, and the accommodations were perfect for us. Everyone was helpful and made our stay memorable, especially as rookie travelers. Local knowledge was a huge advantage. The restored historic building was unique and comfortable. We would gladly stay here on our next trip and will recommend this B and B to fellow travelers.

    Loved the location of this place - it's about a ten to fifteen minute stroll into town and it's totally picturesque. Monica was very welcoming on arrival and gave us maps then to wander the town which was fantastic. The bed was extremely comfortable and the detail of the place was amazing - was also very impressed with how much space there was in the rooms. I was travelling with my sister and we both just loved it and would recommend Tivoli and Palazzo Maggiore to anyone.
    Found it difficult to find at night and there were no clear instructions on which direction to walk in from the train station (or maps located there to assist). The map on the website doesn't extend out to show the location of the train station (where we arrived) so it was guesswork all the way - luckily the locals there are very helpful and pointed us in the right direction. Not the B&B's fault at all, but their guests would be able to find them easier if they included this information on their website. Overall the accommodation was fantastic, my only criticism was the handwashing soap in the bathroom had run out and the included breakfast was pretty basic.

    The room we stayed in was great. Clean, uniques, and very private. The host could not be any nicer...and made us a great cappucino in the morning. I highly recommend it for a relaxing getaway.
    It was a little hard to find, but that was my fault since I don't follow directions very well.

    We stayed in a ground floor room at Palazzo maggiore, and were happily surprised that the room came with a true "roman style" bath thub, built into the floor, the water came out of a marble lions head. The room also had access to our own little garden. It was truly a very nice room and very friendly people who helped us finding restaurants and train times back to Rome. A good experience at their place.
    The only little thing was that our room suddenly had a small scorpion in the bath room-this really surprised us - also because it otherwise seemed very clean and comfortable...but we were a little uncomfortable sharing the bath room with the scorpio...but it is not bite us :-)

    Monica and Marco were excellent hosts. They were knowledgeable about the local area and willing to make suggestions. The room was spacious and beautifully decorated. The bathroom was quirky, but very clean. Breakfast was delicious! We will return. Perfectly situated in the centre of Tivoli - 5 min walk to all we needed.
    Nothing.

    I was completely unsatisfied with the stay
    Location: Parking quite a distance from house.
    House not well marked
    Long walk through village especially with bags
    Rooms: Our rooms were in the lower section of the house. It was dark, cold and the bedding was wet and cold the whole stay. The furniture was not adequate or clean.
    The beds were unconfortable. The Room for three guests did not have three individual beds as we requested. It had a double, and an old cot, and the mattress on the cot was unconfortable.
    One of our guests had a scorpion on her towel as she was drying off from her shower.
    The hostess: We all (5 guests) felt unconfortable and cooly recieved. We felt as if we were only there to help pay the household expenses.
    The Breakfast was poor. The terrace was an outdoor patio enclosed by buildings all around. No view.
    We were not happy and if I had not paid the deposit we would have rejected the rooms and moved into Rome.
    I would never reccommend this facility and feel that you need to drop this listing from your reccomendations.

    B&B family very nice. Near attractions, including the famous Villas. Beautiful rooms.
    Have to be very conservative with hot water in shower. We liked the bathroom built from marble staircase, but some might find it hard to negotiate.
